 Searches must be conducted at the Lands Commission and Land Registry to ascertain whether or not the property is subject to any litigation.

You can come to an agreement with the landowner to either pay it in full or pay by instalment.Â
Do this at the Land Commission, by presenting the site plan, agreements and payment receipts. It is advisable to do this after paying for land in full but there are cases where individuals can register the land even though they are yet to complete the land payment. After the Lands Commission is done with their investigation (this is done in a couple of weeks or even months)Â you will be provided with a Cadastral Plan and a Certificate to show land ownership.
A cadastral plan is a form of documentation used for land ownership, thus used to settle lawsuits and land disputes as they contain vital information on the property like the location or the general dimensions. Note that in Ghana you are not to pay for the property before getting hold of the site plan, the plan will let you know who actually owns the land.
